Abstract

Competition among developers of housing is unavoidable, this requires proper consideration of doing business to win the market. Lack of information in decision making would pose risks that can lead to failure. This study aims to determine the variables of risk, uniformity variations, factors that affect housing developers and strategies in the management of risk as well as the characteristics of the respondents in determining risk factors. The survey was conducted in the city of Mataram in early 2015. From the questionnaire results, the data were analyzed by factor analysis, average index, and cluster analysis. Research conducted on 33 baseline variables risk developer, gained 21 variables significantly to increased risk. The next 21 variables grouped into 7 groups with a risk factor of 60 855% uniformity. 7 groups of these risk factors are 1. Economic and Costs, 2. Productivity and Business Strategy, 3. Environment and Partnerships, 4. Planning, 5. Labor and Fund, 6. The Government and Social Affairs, 7. Technical Implementation Project. Based on the characteristics of the respondents, the results of cluster analysis formed three clusters of respondents in determining risk factors, namely: 1) economic factors and costs, a factor the government and the social, technical factors implementation of the project, the environment and partnership, 2) the factors of labor and funds, environmental factors and partnerships, planning factor, factor productivity and business strategy, economic factors and costs, the government and social factors, 3) planning factor. From the analysis of the value of the frequency of risk and risk impact, obtained two criteria of risk is the risk criteria of “high” and risk criteria "medium”. Decisions in responding to and handling of these risks is based on risk characteristics.
